The recession and housing crisis left many of us believing that we

would never be able to afford to purchase a home or that we would

never own a home again. We believe that that if we don’t have at

least 20% for the down payment, we can not purchase a home, that

information is incorrect.

While it is true that most of your financial gurus suggest that you

save 20% down payment before buying a home. That advice is not

always feasible, for today’s consumer. The truth in today’s terms is

you can use a smaller down payment to buy a home and be building

equity during the time it would have taken you to save the 20% down

payment. According to a 2015 survey by Trulia, it can take from 5.1

years in some southern states to 29.2 years in coastal states such as

California to save the 20% down payment. The average mortgage is

30 years, so you could buy with a smaller down payment and have

your home paid off in the same amount of time it would take you to

save the 20%.

Why rent when you can own? The real cost of renting at $800 per

month with a 6% rental increase per year means you pay $126,552,

over a ten year period. You could almost afford to payoff a home for

that amount!

The reality of today’s market is with moderate home prices, lowinterest

rates, and the many down payment assistance programs now

is an optimal time to buy.
